A Guide to Loft Conversions

Utilising an underused loft can solve various issues, from accommodating a growing family to making a long-term property investment. Below, we’ve provided a brief guide outlining some of the most important aspects to consider before work on our loft rooms begins.

Loft Suitability
If you’re considering options for loft conversions, you must first clarify the suitability of your home. In our position as your chosen building contractor, we carry out a site survey that takes in the pitch, structure and head height on your loft, as well as an extensive inspection of the roof space to gather measurements. As a general starting point, to accommodate most loft rooms, the existing space must measure at least 2.2m from the top of the ceiling joist to the bottom of the ridge timber.
Planning Permission

While all loft conversions in Hornchurch and the surrounding areas require Building Regulations approval, they do not always need planning permission. Our clients only need to apply for permission if they intend to alter or extend the roof space beyond the permitted limits. A common example would be exceeding the volume allowance of 40 cubic metres within a terraced house.

Access Solutions

In order to comply with Building Regulations pertaining to fire safety for loft conversions, provisions for an escape route must be taken into account. Providing access via a new staircase usually solves the problem, but it must be placed in an appropriate location. Stairs giving access to and from loft rooms must have at least 1.8m of room to the side and 1.9m of headroom.

Types of Conversion

When it comes to loft rooms, MB Construction Essex provides the four primary designs: dormer, Mansard, hip-to-gable and Velux. Finding the most suitable option depends on the type of property you have, the available budget and the dimensions of the existing loft space.

Dormer Loft Conversions

Flat roof dormer lofts are extensions that protrude from the incline of the roof, adding a sizeable amount of extra headroom and floor space. These types of conversions are a highly fashionable and an extremely popular style of conversion for any house with a pitched roof top.

Mansard Loft Conversions

Mansard conversions are extremely luxurious styles of conversions and will result in a considerable volume of additional space, suitable for most property styles, including terraced, semi-detached and detached houses. Constructed by extending the direction of the incline of a roof almost making it perpendicular, these loft conversions are usually built at the rear of a property. Where required, they must also conform with the Party Wall Act.

Hip-to-Gable Loft Conversions

Hip-to-gable are regarded as an excellent investment and asset conversions. These extensions are permitted on end terrace, detached or semi-detached houses, as an open sloping (hip) side is mandatory for this style of extension by extending the inwardly sloping roof at the side edge of your property outwards to create a perpendicular ‘gable’ wall creating more internal usable loft space. A detached house with sloping roofs on either side, could possibly both be converted on to generate an even more spacious double hip roof extension. Planning permission is usually approved under the expansion development category however there are certain prohibitions.

Velux Loft Conversions

Roof light conversion are the economical and most cost-effective as well as the least disruptive option as no structural changes are needed to the shape or pitch of the roof, if your loft is formerly sufficient in size then adding skylight windows or flat roof windows, laying proper flooring, and combining a staircase to the room will convert it into a habitable space.
